About the role
Mater’s Property team has an exciting permanent full-time opportunity for a Property Manager to join! Reporting to the Manager – Property and Body Corporate management, this role will see you manage the properties in which Mater is Landlord and Tenant.
Located in our corporate office in Newstead, you will be part of a small team who deliver leasing, lease administration, property management, strategic portfolio management and body corporate services to support the sustainability of Mater Health.
Salary range: $46.96 - $51.73 per hour plus superannuation and access to not-for-profit salary packaging up to $15,900 + access to many staff benefits!
What you’ll be doing
Ensure building/property compliance, including fire safety, certificates of classification, and WPH&S
Address maintenance issues promptly and cost-effectively, while maintaining effective communication with all parties involved
Collaborate with stakeholders to scope, specify, tender, and engage service contractors
Maintain a high standard of performance by contractors and service providers
Conduct monthly inspections and reports on assigned buildings
Report and address any identified issues
Arrange and conduct site visits, tenant/client meetings, and periodic tenant/building occupant meetings
Assist in developing documentation related to the role and supporting the Property Services team
Communicate relevant issues to clients regarding property, lease, tenancy, or management services
Consult the Leasing Manager for lease interpretation and advice on tenancy-related issues
Review monthly financial reports and take action on budget variances or discrepancies, escalating unresolved matters
Assist Property Services Finance staff in preparing annual operating budgets for assigned properties
Participate in tender committees for specific service contracts as directed
Stay updated on relevant legislation and regulations related to building compliance, risk management, WPH&S, fire safety, and property Acts
About you
Minimum 3 years’ experience in commercial property management or minimum 5 years’ experience in residential property management
Exposure to property leasing processes
Formal qualifications in Property Management
Current Qld REIQ registration certificate
Proficiency in Microsoft Word, Excel, Outlook, Adobe Acrobat, PowerPoint, D365 and Teams
Strong attention to detail
Exceptional customer service skills
Strong verbal and written communication skills
